In a high-rise building in downtown San Francisco, the “usable” square footage in a space having 10,000 rentable square feet is likely closer to 8,000 sf. But the tenant pays rent on the basis of 10,000 rentable square feet. Why is the tenant charged rent on 25% more space than it can actually use?
